Because the failures guests notice are basic and show up quickly: water storage too small for the dry season, poor ventilation that breeds mould in the wet season, and fittings that fail within a year. Returning guests remember the damp and year-long tenants live with the water tank, so reviews and lease renewals punish shortcuts long before the structure itself fails. Information only.
What usually goes wrong?
Nothing exotic. The common failures are:
- Undersized water tanks that run dry in the dry season.
- Poor cross-ventilation — air that cannot flow through the house — which lets mould grow in the wet season.
- Cheap waterproofing that lets in damp.
- Cheap fittings — taps, locks, hinges — that fail within a year.
Each one, on its own, can end a rental.
Why do small problems cost so much?
Because they land in reviews and renewals. A short-stay guest who found mould writes about it, and the next guests read it. A year-long tenant who runs out of water does not renew. The building is still standing; the income is not.
Is the bar getting higher?
Yes. As the market matures, guests and tenants have more choice and compare more carefully, and a cheaply built villa stops clearing the bar. See Signs of a Maturing Market.
Why does build quality matter to a capital provider?
Because a poorly built property is also weaker security. Build quality decides whether demand arrives and stays, so it is part of what a capital provider looks at. Ascendure releases capital in stages against certificates from an independent quantity surveyor — a professional who checks the work done on site — which is one way quality is tracked. See how staged release works.
What should I budget for?
Price the things that prevent these failures properly — water storage, ventilation, waterproofing and fittings — rather than treating them as places to save. See villa build costs in 2026.
