Yes. Bali is moving from fast growth into a slower, stricter, more professional phase: the easy money of 2022–24 has been absorbed, buyers want proof that a property earns, and from 31 March 2026 short-term rentals must prove they are legally compliant. In a mature market, what pays off is clean paperwork, a clear product position, properly structured funding and reserves for slow years. Information only.

Three markets, one story
Dubai opened property to foreign buyers in 2002; money arrived faster than rules and prices raced ahead for five years, until the 2008 crash took roughly half the value out of the average property. The crash created the rules — escrow, developer regulation, buyer protection — that make Dubai investable today. Hong Kong taught patience: the businesses that lasted had low enough costs and strong enough funding to wait out flat years. London shows long rises and short falls, with the market returning stronger and stricter each time. The pattern: money comes first, rules come after.
How long does a cycle take?
Dubai’s full swings have run roughly five to seven years top to top. Its crashes took two to three years, but the most damaging stretch was the 2015–2019 grind — five years of “fine, but slower” that drained reserves month by month. UK practitioners talk of an 18-year rhythm. Destination markets also mature in stages: discovered, growing fast, slowing and settling, established. Bali is at the handover from growing fast to slowing and settling — which looks less like a crash than a run of quarters slightly below the last.
The signs Bali is showing now
- The wave of easy money has passed. In 2022–24, capital leaving other markets bought first and asked questions later. Today’s buyer compares areas and wants proof of earnings.
- The market pays for businesses, not pictures. Professionally managed, properly licensed properties earn the premium; from 31 March 2026 short-term rentals must prove compliance to stay listed.
- Demand is changing shape. International arrivals reached a record 6.95 million in 2025, up 10%, while domestic arrivals softened. Roads, a hospital zone, schools and global brands are arriving — demand that books ahead and returns.

What maturity does to businesses
The middle disappears. Mature markets split between genuinely special assets that hold price and efficient assets that win on cost. Bali’s 2025 figures already show it:
| Segment | Occupancy | Rate growth |
|---|---|---|
| Top-price hotels (over USD 501 a night) | 49% | +8% |
| Mid-price hotels (USD 81–140 a night) | 79% | +1.3% |
Professionalism stops being optional — clean title, books and licences are the price of entry. The clock changes — staying power beats speed. Information only.
The five mistakes that end good businesses
- Planning on the best year’s numbers.
- Mistaking a wave of money for lasting demand.
- Funding a ten-year asset with one good season — deposits and a strong high season are not ten-year funding.
- Taking everything out in the good years instead of keeping a reserve for the slow stretch.
- Giving up ownership under pressure — selling equity or control to survive one season sells the recovery.
How to set up to last
- Build for the guest who returns, not the money that came once.
- Hold a clear position: be special, or be efficient — not in between.
- Match the money to the asset: a short, secured facility with a clear end date can carry a project through its last stretch, whereas selling a share of the business costs a share of every future year. Illustrative — not financial advice.
- Keep a real reserve for the slow winter, not just the sharp one.
- Keep control — the point of surviving is owning the recovery.
- Get compliant early — licences and clean books are the new moat.
What happens next
If older markets are a guide, Bali’s next decade looks less like a rocket than a ratchet: steadier growth where demand is real, a widening gap between well-run assets and the rest, more brands, more rules, more proof required — and at some point a genuine slow stretch nobody will time in advance. That is a pattern to prepare for, not a prediction to trade on.
