Question

How do I finance a hotel, villa or restaurant project in Lombok?

Much as in Bali: the owner’s own money buys the land — Ascendure can part-fund a freehold or HGB purchase — and gets the permits, and short-term secured capital then finishes the build or funds the expansion of a trading business — secured against the land title, the company’s shares and its equipment and income. Ascendure backs projects across Lombok, including Mandalika, Kuta, Selong Belanak, Senggigi and the Gili islands. Lombok’s demand is thinner and more seasonal than Bali’s, so the project’s own evidence carries more weight. Information only.

What does Lombok’s market look like now?

MeasureFigure
Lombok airport passengers, 20252.50 million (2024: 2.38 million)
Star-hotel occupancy, NTB, 2025about 33% (February) to 50% (July)
Mandalika Special Economic Zone1,175 ha; about IDR 5.7 trillion invested by late 2025
MotoGP at Mandalika, October 2026about 158,000 spectators over three days

Lombok is growing, but its hotels run well below Bali’s occupancy outside the peak months and big events. A project here is judged on how it fills rooms in February, not only in race week. Information only.

Where in Lombok?

  • Mandalika and Kuta. The government’s Special Economic Zone, run by ITDC (part of the state tourism group InJourney), with the racing circuit and branded hotels. Strong event peaks; land in the core is the island’s most expensive.
  • Selong Belanak and the south-west coast. Surf and villa demand, smaller-scale hospitality.
  • Senggigi. Lombok’s older resort strip — more renovation and repositioning of existing hotels than new build.
  • The Gili islands. Car-free, reached by boat, with established hospitality. Title needs careful checking: a large Gili Trawangan land concession was cancelled in 2021, and occupants’ certificates have been regularised since.

What is different about financing in Lombok?

  • Seasonality. The budget has to survive the low season. Capital providers look at monthly cash flow, not annual averages.
  • Title. Customary (adat) claims and older concessions mean title is checked twice as hard as in Bali.
  • Build costs. Mid-range builds cost close to Bali prices; materials and trained staff can take longer to source.
  • Exit. There are fewer buyers for a finished asset than in Bali, so a facility is more often repaid from trading income, sales already agreed, or a longer-term refinance than from a quick sale.

Does the 2026 Bali block on new foreign-owned companies apply in Lombok?

As reported, no: the 2026 block on new PT PMA (foreign-owned company) registrations in 18 business categories — including cafés, fitness centres and hotels under 6,000 m² — was applied in the national licensing system at Bali’s request, and covers Bali only. Lombok sits in a different province, West Nusa Tenggara (NTB). Rules move, so confirm the current position with Indonesian counsel before setting up. See what foreigners can still open in Bali. Not legal advice.

What does Ascendure need to see?

The same as anywhere: clean title held in the project company, permits that match the project, a credible cost-to-complete or expansion budget, and evidence of demand — pre-sales, bookings, trading history or a named operator. Facilities typically start at about USD 500,000. See what documents to prepare.
