Question

How long does it take to get completion capital for a Bali project?

Typically around five to six weeks from a complete information pack to the first release of funds. With Ascendure, an indicative decision usually takes about a week, followed by a detailed term sheet, a site visit and meeting, and three to four weeks of Indonesian legal documentation before the first drawdown. Information only.

What are the steps, and how long does each take?

Here is the usual path once you have made contact:

You send the information packYour timing
Indicative decision — what can be done, and how much~1 week
Detailed two-to-three-page indicative term sheetWith the decision

So one week to a decision, a few days to agree terms, and three to four weeks of legal work comes to roughly five to six weeks. Information only.

When does the clock really start?

When the information pack is complete — not at the first call. The pack is a simple sources-and-uses model (what has been spent, what has been sold, what is still needed to finish) plus the company and land documents. See what documents you need.

What slows it down?

  • An incomplete pack — missing numbers or documents arriving one at a time.
  • Company issues — KBLI business codes that do not match the project, or a company holding several projects. See KBLI codes and one company per project.
  • Land title questions — certificates not in the company’s name, other charges over the land, or boundaries that do not match.
  • Lease novation — on leasehold land, the landowner must sign an agreement allowing the lease to transfer to the capital provider. Several leases mean several landowners, and each one takes time.
  • Surprises in legal work — arrears, disputes or permit gaps disclosed late.

How can I speed it up?

Send everything at once, and disclose everything at the start. Check your KBLI codes and the land certificates before you apply, and talk to your landowner early if the lease will need to be novated. Because Ascendure’s facilities are not crowdfunded or syndicated, there is no fundraising step between agreeing terms and funding — the legal work is the main thing left.

Is the money released all at once?

No. The full cost to complete is committed from day one, and released in stages against independent quantity-surveyor certificates — either directly to a single contractor or through a jointly controlled project account. The first drawdown gets the build moving; later ones follow progress on site. See staged capital release.

Is a stalled project slower to fund?

Not necessarily, but expect more questions: why it stopped, what the contractor is owed, and what the real cost to complete is now. A quantity surveyor’s view of the remaining work helps. See what to do when a project runs out of money and the cost to complete a stalled villa.
