Short-term, secured capital, released in stages against checked progress, sized to finish a nearly complete project and stepping down as it opens and earns. In an anonymised Bali example, a strong small project stalled with the structure up and demand proven, but no money for the last stretch; idle, it earned nothing while costs continued. Information only.
What was the situation?
A capable developer had built a small project almost to the finish: structure complete, design strong, demand nearby proven. The money ran out in the last stretch, leaving the doors closed and no income coming in. This is what we call the completion gap.
Why is that the worst place to be stuck?
Because every idle month earns nothing while staff, upkeep and lease time carry on. A finished-but-closed small resort can lose in the region of USD 30,000 a month once unearned income, running costs and lease time are counted.
So six months standing still can cost around USD 180,000 — and selling half-finished usually means a heavy discount. Illustrative — not financial advice.
How was the capital structured?
- Sized to finish the build — not a rescue of a weak project, a push for a strong one.
- Secured against the asset.
- Released in stages, as each was completed and checked. See staged release.
- Short-term, stepping down as the project opened and began to earn.
- No equity taken — the owner kept control.
What does the owner give up?
No share of the business and no share of the profit. The facility is secured and repaid; ownership stays where it was. See how Ascendure works.
How do you know what it would take to finish yours?
Start with an honest cost to complete — everything still to be spent until the first guest pays. See what it costs to finish a stalled villa and options for a stalled project.
