What is the completion gap in a development project?

Last 10%where projects stall

It is the amount of money needed to take a project from where it stands today — equity spent, build finance drawn, doors still shut — to its first paying guest. It is the number that decides whether a nearly finished asset opens or stalls, and the figure completion capital is sized against. Information only.

How do I work out my completion gap?

Start from what it will cost to finish, not what has been spent. Add up the remaining build, fit-out, furniture, pre-opening costs (staff, marketing) and a safety margin, then subtract any money already committed and available. What is left is the gap.

For how to cost each part, see what it costs to finish a stalled villa. Illustrative — not financial advice.

What has to be true for it to be funded?

  • Real equity already in the project — the owners’ own money.
  • A completed value clearly above total cost.
  • Clean land title and permits. See what security capital providers take.
  • A credible sponsor — the person or company behind the project — with their own money still in.
  • Demand that can be shown, not hoped for.

How does completion capital work?

It is secured and short-term. The full cost to complete is committed from day one, then released in stages against progress checked by an independent quantity surveyor, so money follows the work rather than running ahead of it. It is structured to step out once the asset is delivered — it funds a moment, not an open-ended position. No equity — you keep control.

See how staged release works and a worked case.

What if the gap is already open?

If the build has stopped, the gap can grow the longer it waits, as materials weather and costs move. See what to do when a Bali project runs out of money and how Ascendure works. Not financial advice.
