Field note · Funding

How is a Bali development project usually funded?

4 layersof capital in every project

In four layers, in order: the owner’s equity buys the land and starts the build; build finance pays for construction in stages; completion capital closes the gap at the end, when the equity is spent and the doors are not yet open; and operating cash carries the first months of trading. Using one pot for all four is how good projects reach the finish with nothing left. Information only.

What are the four layers?

LayerWhat it pays forWhen
Equity (the owner’s own money)Land, design, permits, the start of the buildFirst
Build financeMain construction, in stagesDuring the build
Completion capitalThe last stretch to openingNear the end
Operating cashWages, marketing, the slow first monthsAfter opening

How much of their own money does the owner put in?

In practice often 30–40% of total cost, land included. Equity goes in first, buys the land and secures the permits, takes the most risk and is repaid last. Every other provider looks at how much of it is already in before committing.

So on a project costing USD 1 million all in, that would mean USD 300,000–400,000 of the owner’s own money. Illustrative — not financial advice.

How does build finance work?

It pays for the main construction, released in stages as work is completed and checked, and is secured against the land and building. It should match the pace of the build, not arrive in one lump. See why capital is released in stages.

Where does completion capital fit?

At the end, where many projects run short. Completion capital fills that specific gap — short-term and secured — to get a nearly finished project to its first paying guest. This is the gap Ascendure backs. See the completion gap and how Ascendure works.

Why plan operating cash separately?

Because opening is not the finish line. The business still needs cash for wages, marketing and the slow first months before bookings build. It is a different job from build money and should be planned from day one. See planning for the low season.

Can’t off-plan pre-sales pay for the build?

They feel like funding, but they are an obligation with a delivery date. If sales slow, the money stops but the promise to deliver does not. See the risk in pre-sale funding and how off-plan sales can repay a facility.
