Is Bali overbuilt? What does the hotel pipeline show?

5,641rooms in the pipeline, 2026–28

Not across the whole island, but in places and at the top of the market. The known pipeline is about 5,641 new rooms across 45 hotels, opening mostly in 2026–28 and concentrated in Canggu, Jimbaran–Uluwatu and Ubud, and most of it is upper-tier or luxury. Information only.

What is the “pipeline”, and where is it landing?

The pipeline is the list of hotels that are announced, approved or under construction and expected to open in the next few years. Bali’s, by corridor:

CorridorNew rooms in pipeline
Canggu~1,480
Jimbaran & Uluwatu~1,263
Ubud~1,044
Nusa Dua~506
Tanjung Benoa~393
Total, 45 hotels~5,641

Canggu alone accounts for roughly a quarter of all the new rooms, and the top three corridors for about two-thirds. Information only.

Is supply growing faster than demand?

Not obviously, island-wide. New rooms only become a problem if visitors do not keep pace, and Bali received a record number of international visitors in 2025 and is targeting more. The more useful question is whether the new rooms are opening where demand is actually growing. See whether Bali’s demand is real. Information only.

Where will competition be fiercest?

At the top. Most of the pipeline is upper-tier and luxury product, so the strongest new competition is for the high-paying guest. A premium villa in Canggu or Uluwatu is being built into the most crowded part of the market.

So what should a project check?

The pipeline in its own corridor and its own price band — not the island total. A strong product in an under-supplied niche can keep performing while the crowded top of the market competes on price. See performance by area and where niche demand sits.
