Watch revenue per available room rather than how full you are, price by the day rather than the season, offer lower rates only with conditions attached, move guests from booking platforms to direct booking, and reward longer stays. None of these needs another room. Information only.
Which number should I watch?
RevPAR — revenue per available room. It is your room revenue divided by every room you had to sell, including the empty ones. So it counts both empty rooms and under-priced rooms, which is why it shows what the property is really earning.
For example, a ten-room hotel that sells eight rooms at USD 150 earns USD 1,200 that night: a RevPAR of USD 120. Filling all ten at USD 100 earns USD 1,000 — fuller, but a lower RevPAR. Illustrative — not financial advice.
Should my rate change from day to day?
Yes. A Saturday in August and a Tuesday in February are different products. Raise rates when demand is high, and hold firm rather than slash when it is soft. See how to set room rates in Bali.
How do I attract price-sensitive guests without discounting?
Use “fences” — a lower price only in exchange for a condition: book early, stay longer, or pay upfront and non-refundable. Guests who care about price can earn the lower rate; everyone else still pays the full one.
How much do booking platforms really cost?
Each platform booking gives away 15–25%. On a USD 150 night, that is USD 22.50–37.50 per booking. Moving even a fifth of your bookings to direct is one of the cheapest ways to add profit. Illustrative — not financial advice.
Why reward longer stays?
One five-night guest costs far less to look after than five one-night guests — one check-in, one room turnover, fewer laundry runs — and longer stays smooth out the gaps in your bookings.
