There are two routes: sell the asset once it is built, open and earning, or refinance against its proven income to take your original money out while keeping ownership. Both depend on clean paperwork and enough remaining tenure that a buyer or financier still has many years to work with. Information only.
When should I decide how I will exit?
Before you start. The exit shapes what you build, where, and how you structure the ownership. An exit you only think about at the end is a hope, not a plan.
What does selling involve?
Selling once the asset is finished and has a track record of real income. A working business with clean paperwork sells for far more than a plot with a plan, because the buyer can see what it earns rather than imagine it.
What does refinancing mean?
Raising new long-term capital against the asset’s steady income, using it to pay back the original equity, and keeping the asset. The money you take out can then go into the next project. Check what is genuinely available before relying on this route. See how Bali projects are funded.
What do both routes need?
- Clean title — the land certificate or lease in order.
- Permits — the building permit (PBG) and certificate of fitness for use (SLF). See Bali building permits.
- Accounts that a buyer or financier can check.
- Tenure — how many years of rights are left. A lease with only a few years remaining has almost no exit; HGB (the right to build) held through a PT PMA can run to about 80 years.
See leasehold versus freehold.
Why does finishing matter so much?
Neither route works on a half-finished or half-full asset. Value appears once income is proven, which is why finishing and stabilising — getting to steady, repeatable occupancy — is the whole game. If a project has stalled before that point, see what to do when a project runs out of money. Not financial advice.
